Anyone know of a real estate affiliate program that does actual real estate listings? Need one that actually lists properties on their site and pays for leads or sales or whatever.

You might have to homebrew ... you could canvas local brokers (or brokers local to the area in which you wish to work) and work out deals with them. Build a decent free listing site using Open Realty or something like it, populate it with local MLS listings, then use it as a tool to get some agreements in place.

As with most other professionals, successful independents in real estate tend to be very agressive go-getters when it comes to getting an edge over their competition. If oyu have a quality site and are open with them about what you want to do and how, you won't have any problem finding one or more that'll work out a pay-per-lead and/or pay-per-sale deal with you.

I think that if one is a licenced realtor that one can get CSV files of MLS listings by zip code (or some kind of convenient bulk format) but I am not sure. You'd need a friend who was a realtor who didn't mind you using his resources to help you make money by partnering with his competition, which is ... kinda unlikely unless you are a demon in the sack.
If there is some way to get bulk MLS access without being a realtor or having a realtor as your partner, I would surely love to know it. RE leads are a great, profitable field and having MLS access would cut the workload on building a good lead operation by a huge portion.

These guys sell property in Costa Rica. Have mailed for them before and they are quick to pay for their leads. I loved working for them. Real cool guys, no middle man.
