Selling a site

I was wondering if you guys wouldn't mind sharing your opinions about something.

I am going to be selling a site on an EMD (.com) that is well developed and number one on every major search engine for a high competition keyword that gets around 2k US Google searches per month. The Google CPC on the keyword is $26 but the keyword generates leads for high 6 to 7 figure malpractice suits. The site has been live for around 3 months and I've had 10 form submissions/ leads.

How much do you think the site is worth? Also, any other advice would be very much appreciated.
 


Go for your highest estimation of what the site is worth, be willing to take 1/3 to 1/2 that amount. Prove on paper why your site is worth what it s worth, the cash flow, the leads, get a couple of attorneys who have gotten those leads to back you up.

You mention the high CPC, and that you've had "10 leads". But, you don't mention what you've actually made. If you intend on selling it based on "potential" versus actual documented revenue, that's a tough road.
 
I’m going to recount the processes I went through to sell my site. By no means should you consider what I did as hard and fast rules but they should give you some guidelines. Remember that there are many ways you can go about the process and you should explore all your options before deciding to sell.
