1. SEO Hosting.
2. Search Engine Algo(s).
3. A-B-C Link Trading.
4. Good KW Research.
5. Effective KW Targeting.

Along with some additional grey/blue/black/white hat methods.

Well naturally if you want to make profit you have to know SEO technics very well and you have to sell hard. No sales - no money, no matter how good you are in SEO. Customers usually doesn't come to ring your door bell, you have to call them. Maybe you could start your business local and research competition in your city. And I would not hire employees too quickly. Make sure you really have sales.
 
Develop a turn-key process and make it as algorithmic as possible.

Get your business' website ranked and market yourself on getting it ranked. For some reason a lot of supposed SEO businesses don't seem to focus on this.

you want expense reports of a 10 employee seo company? no one starts like that. start a service, get efficient, scale to meet demand
 
Don't hire anybody. If you need help, outsource a particular function. It's easier to pay a one time fee. Don't open an office, there's no point. Join the chamber of commerce in your metro. Network with other businesses, explain what SEO is (assume people have no idea of how well you can help them). Contact ALL of the local web developers in your region, and try working with them (you can refer leads to each other). Post ads on craigslist, explaining what you do and a link to your professional website. On your website, include a portfolio (show some proof of your work, chances are it won't hurt your business). Also, have you registered your fictitious name, and created a business checking account? Spend all of your time working on the #1 spot in google for something like "SEO in CITY, STATE". Come up with a contract, something that you and your companies will sign. Be certain that you get their CC on file so that you can charge them when they decide not to pay. Get money upfront, you WILL get ripped off. File everything. And at the end of the day, beat your head off the walls, realizing that you are making minimum wage.

In all seriousness, I fail to understand why SEO firms that claim to get you on the first spot of google for any keyword don't have "viagra", "payday loan", "poker" and "porn" sites of their own at the #1 position.
