Exit Window / Message Type of thing?

Hello Guys,

Lately I've seen several websites using this technique that when the user / visitor leaves a page they "deploy" a little gray window with a message like (are you sure you want to leave the page) - (thank you for visiting) type of thing.

For a clear example, visit Green Tea Extreme $1 Trial Offer now with EGCG! and leave the page and you will see the gray window that Im talking about.

Does anyone know how can I make one of those?? What is the code??

exit grabber generates some crazy code that doesn't look at all helpful in actually understanding how it's working. it also creates a pop up window, which you can do with onUnload easily.
