Can you really find competitive rates for these different types of lending through AM online?
 


I'm not arguing with you here BYA, but you guys might want to check this out for yourselves on a state level.

I was a L/O about a year and a half ago here in Missouri, and I wasn't allowed to pull an app and give it to another L/O for a cut if it closed, because it was illegal.

Maybe it varies on a state level, maybe the laws have changed since I was involved, I don't know. But it'd be worth the 5 minutes of googling that it would take to find out, just to cover your own asses.


He's right and wrong. I had my real estate licens for 7 years and mangaed bifg real estate offices in So Cal. So I'm familiar with this.

You can get kick backs all you want. It's not against the law but real estate law and the real estate licensee is the one at risk of having his licensed yanked and prosecuted under the B&P code as a misdemeanor or felony depending on the severity. 90% it's a suspension or revoked.

There is now reason that you can be hired by a mortgage company and paid as a marketing firm and have a revenue share model. You can also become a Jr. Loan Officer and take apps, control the leads and fax or email deliver. As a Jr. LO you cannot perform the duties of a licensed sales person as quoting interest rates etc. Plus if they don't qualify fior a loan, then you now have a credit repair or debt consol lead that you own and not some fucken affilaite company.

Fuck Lending Tree and Loan web. Be your own company if you do this.

as a marketer your job is to get the lead to the broker. The broker will deal with the rates and if he wants to eat he will make sure the rate is competitive.
 
I've tried something similar to this in the past... not for mortgage but for another real estate service.

One snag is getting listed in the real estate section.... most papers will only list you in the real estate services section (which is viewed a lot less).

Have any tips to get papers to list you in "real estate"?
 
Do a co op with an agent or pirate a license off the department of real estate website as an active agent 1,000 miles from you. You are now Joe Blow agent and you can now advertise using his name and your number. No one is gonna go through the efort of checking you out.

Great post. I was thinking about doing some offline advertising for some fsbo offers. Now I think I will try mortgage leads as well. I love classified advertising. So cheap and effective.
