Truth, thanks for completing my thought. Property taxes scare me though and I don't own any, but have thought about getting some land in Texas. Anyone owning land?

I think there's an incentive to buy land in most of texas :-P

Make sure its in a suburb of one of the bigger cities for the best investment.
 
The Dow at is now at the same level it was at in 2000. 11 years of basically no growth.

I own land in rural Vermont. Property taxes have literally doubled in less than a decade. It does suck. Plus insurance.

If you buy strictly for investment and property taxes increase dramatically until you don't want to pay them anymore then the land is probably ready to sell for a tidy profit. My land has skyrocketed in value while taxes have increased. Makes that pound of flesh a bit more tolerable. And the town has made major improvements to accessibility and road quality.

If there's a way to use the land for passive energy collection - wind/water/solar - you can sell power to an energy company all year. If the land is fertile you can rent it to a herd owner or a farmer. Trick is to get the land to pay for itself one way or another. There's a lot of shit you can do with a bunch of land.

Also going to stock up on corn beef, chips, sardines and ham.

Buy land in CA. Lock in property value for property taxes. Better yet buy homes on large plots of land in the path of development and collect the rents to recoup the investment.

Why buy in TX when CA is on sale?
