Guys I posted about this a couple weeks ago and it looks like we are ready to launch it. We just need to do some creatives, or you guys can go ahead and use yours.

It is unique; there's pretty much no competition. It is a new 3rd party service for home buyers to qualify for loan modifications. For anybody facing foreclosure there is a lot of BS coming from their lenders, and this service provides you with the paperwork to keep your lender from screwing you or declining you wrongly.

It's $997 / $1297 bucks, and if the buyer does not qualify we refund them. Price is not an issue considering the cost of a decline or a bad loan modification.

Stats wise about 60% of those who complete the site's contact eligibility form convert to sales. As it says on the page above, we have to pay on sales instead of leads because we are legally obligated to run an application for everybody who applies. This costs a lot.

I am getting a sale a day with a $30 Adwords spend and I am clueless on Adwords. I have keywords for you PPC guys.

About me, I'm a complete noob on the advertiser side...been a publisher like you guys forever. So be patient with my noobisms in answering your questions.

One of your first questions will be tracking, and my answer is... what would you suggest?

b) meet me for lunch, I'm in South Orange County, and if indeed you guys are sales gurus (or doing.... well... anything- I really don't care) let me know and I'll push this.

Prepayment required as we both know loan mod KW's aren't cheap and that you're about 18 months late so the market is super saturated

Yes. This is why I got interested in working with them myself. To be more specific, I have been running this tiny Adwords campaign the last couple weeks.

- To get much higher quality leads I have been putting the cost in the ad text.
- This is getting about a dozen clicks a day.
- Of those dozen, about half fill out the contact form.
- Of those 5-6, he calls 2-4, and closes one.

So obviously I'm mentioning this to you guys to dramatically ramp those numbers. We get leads from banks also but I think you guys can do better.

Here again is why we have to pay on closed sales. It is a federally-certified service working within US Treasury dept guidelines that require us to run eligibility on everyone who asks. Many of these people do not qualify, and it costs money to run eligibility on each one regardless. Therefore we just can't pay on leads, - no matter how qualified.

Sonny I suggest that in your first communication, you:

1. Don't accuse me of lying
2. Don't make me pay for your campaign that I can do just fine myself
3. Reread the OP to understand that the service is unique in the vertical
4. Not a guru by any stretch
5. Am using keywords in the $2.00 range now, but I was hoping you guys would know how to do it way better.

However you're right - I did misstate the 60% number in the OP. Actually it's 60% of callbacks, not contact forms. I can't edit it unfortunately.

Well, after launching the site I wanted to have a test program up before going out to you guys with the offer. And since I have 13 years SEO experience and zero PPC I'm sure you guys could do a way better job.

I could turn up the spend but would rather leave it to you guys who know what you're doing.

I'm in real estate (large commercial not residential) so I'm not as familiar with single family homes.. But I do know most states are / have cracked down on the upfront loan mod programs. Owners can do better just contacting the bank themselves. I wouldn't touch any program where a homeowner has to pay an upfront fee with a 100' pole. You'll get fucked.
