250k to buy a home, where in the US should do I get the best deals?

I'd spend a million dollars in Miami or Manhattan before I even consider Vancouver. What's wrong with you Canadians paying those kind of prices to freeze your ass all year long? You can get some serious real estate at prime locations in the US at that price range. Is Canada THAT awesome?

One reason:
Revenue Canada (our federal tax department) treats people who make reasonable coin WAY better than the IRS. I know from the few Yanks who move up here and have to deal with the IRS.

It's not just about the tax rates, it's about how time and agony and how you have to pay the tax lawyer to make the threatening letters from the IRS go away.

If you are not a US citizen and you have some money, there is huge incentive to not move to the US. For example Manhattan has a residency tax. And let's not talk about Cali like what the fuck is happening down there (fiscally-speaking)?

I believe new money from China has something to do with the crazy prices in Vancouver and Toronto.

Not like you could before. Detroit is not the same city it was 5 years ago. Especially in the nicer parts like corktown, woodbridge, and midtown.

Those of you snickering because I just said "nicer parts" and Detroit in the same paragraph should go visit it, the city is going through a renaissance and its pretty amazing to watch.

Back to the actual topic on hand, I like Vancouver and Toronto both a lot but the current real estate prices in those markets are insane. If you are going to pay nearly a million dollars for a shack, it better be on a nice warm beach. To see some of the hilarity - http://fmlistings.tumblr.com/

^^^ This. $250k in Vegas gets you a cookie cutter track home. I do agree w/Nicky Cakes about the Strip being 5% of the city. Anyone who says otherwise hasn't lived here long enough (or never at all).

I would seriously consider the Carolinas, Kentucky or Tennessee. Go where most people ain't...

I dunno about the condos...what kind of HOA/maintenance fees will you get hit with though? Turnberry, for example, has some steep monthly dues just for owning a unit there (on top of property taxes, insurance and utilities)

Jesus, 250k for a house, that's cool.

In Sydney you cant buy one below 500k, and this one is total rubbish.

Decent houses/location are well above 700k.
