Factors to consider when buying/selling a website

I'm considering an offer to buy 49% of my website and obviously I want to get the best value for it. With that said, what are some of the factors that you should take into account when determining a websites value.

Future growth.

Most all website valuation seems to be based on past cashflows, which is valid.

But what about the future growth? If you think you can increase income by 2x in the next year, that should greatly increase the valuation.

whatever the website earns a month times 6 months is a good way to base purchase price, also depends on the domain name, how much traffic it gets etc.
