7) PageRank (not important, but people think it is)
8) Alexa rating (if applicable)
9) How much $/time you put into the site
I have sold only few sites over flippa, but my prices was starting from 4 month income to 12 year income.
The price will increase if you can provide sales data for the last year, if your website has a PR, when website was established, how good the niche is.
There is many factors, but it's better to place your site and flippa and see how others are rating it by placing bids.
Any thoughts about how a facebook fan page could contribute to value? Most of our traffic/revenue is from a fan page with 80k fans (and growing). That would make PR and links and all that seem less valuable. It also means we don't have to worry about google Algo changes.
