How To Lease Apartment Without Proof Of Income?

yeah dude, get with the times... seriously.. I've financed 2 jaguars, 2 F350 lariat trucks, bought a house, rented apartments before, a boat, and an assload of other things. I'd say all but my first jag was bullshitted documents.
 


On a somewhat related note, does anyone have any suggestions for perks for the landlord/things to highlight when trying to negotiate rent down? Right now I have:
-Highlight my bangin' credit
-Offer to pay in full before the first of every month, OR
-Offer to pay for X (3-6) months up-front
-Offer to pay in cash

Anything else I should add to help get that rent lower?

More than likely, they'll politely tell you to piss off, because as already stated, you're probably not the only one interested in renting the place.

You can usually get deals out of landlords though, especially if it's a furnished place. For example, say you want to buy all new pots & pans & dishes. They'll generally pick up at least 50% of the cost, assuming you leave them there when you stop renting. Same goes for painting the place, or whatever. It's happened several times to me. Move in, go on a shopping spree, save the receipts, and 50% of whatever I purchased is deducted off rent.

I own about 20 rental properties and when people can't prove income I'm still willing to rent to them if they prepay a few months in advance prior to move in (I give a discount if they prepay 6 months). If you have money then no reason not to rent to you.
 
I've got a couple rental props. myself, I don't require income proof, just a credit/background check. 1st mo. + deposit, and if there over 10 days late on rent we begin the eviction process which means I keep the deposit anyway.
 
In most metro areas you are competing against a bunch of other totally qualified people. Trying to negotiate rent really just pisses a landlord off. What makes you so different than the other 20 people that want to come see it?

If you really want to negotiate your strongest point would be your up front payment. 3/6/12 months or whatever,,, just make sure that if you ever do this be careful with the lease because its much riskier to you. It would suck having your lease terminated early and than trying to fight to get your money back.

Also..... don't use lines like "bangin' credit" ;)

I probably wouldn't describe my credit like that to an actual landlord. I'd use the term "sessual credit".

I'm in college in an urban area, and while there are numerous tenants competing with me, most are pretty shitty, so I think if I get my presentation right I could negotiate a little. That's the only reason I would think I'd have a chance. Hell, in my neighborhood just paying on time puts me above a lot of people. Got my current landlord not to raise rent on the new lease, which is somewhat decent I think given people around me are paying more.
 
I never had to prove income to rent in Newport Beach, CA.

Good credit report + security deposit + first month's rent = rental

I rented from a property management company, which are usually more stringent than owners.

I will never again rent from someone who uses a property management company. It was a nightmare for me (maybe other ones are better?). One of the toilets broke in the evening so I call the repair line and leave a message. Next day no call by noon so I call again and still get no one. The next day the whole master bedroom was flooded. I had to call a company out to fix it. They ended up pumping out hundreds of gallons water. I call and leave another message and they finally got back to me. They're response was "What you don't have another bathroom? Why would you use that one when it's broke". I didn't use it and have no idea why water went pouring every where. They tell me it'll take a couple days to get a guy over there to fix it, because it's not an emergency. During that next couple days it's does it again. So this time I bill it to them and they went ape shit on me for it. They then have the audacity to tell me I have to pay for it.

I go in to renew my lease, because I liked the house and hate moving more than I dislike them and they tell me they refuse to renew my lease unless I reimburse them. I ended up finding the landlords phone number and they flipped out when I told them what happened. Apparently the landlord was using the money to pay the mortgage they couldn't afford and was pissed they cost them a tenant that never paid late.

tl;dr

find a house that's rented out by the owner not a management company.

8% of Americans don't have bank accounts. if a landlord thinks that 1/10 people looking to rent are drug dealers, they are going to miss a lot of potential renters.

At least 25% of my tenants don't have bank accounts, mostly in my lower rent properties. They just cash their checks when they get them and pay their bills, rent is always in cash which is just find with me. I wish I could get paid in cash with IM.

Sort of. Landlords / leasing companies.

I hated living the same house for more than a year when I was younger. When I would 6-7 different rental co's and landords on as references they always simply just call them.

Ask if I paid rent on time / did any damage ect.

I do the same now with my renters. References are always much better than credit checks.
 
when i got my first apartment, i had no real credit history and no proof of income but i paid 6 months in advance and they accepted
 
Depends on location, really.

Places down here in FL don't care if you're able to prepay at least 6 months in advance.

Places in Manhattan won't even let you sign a year lease if you paid 100% upfront.
What's the reason for that??? That doesn't seem to make good business sense, maybe I'm missing something here...
 
I needed proof of income and employment as well!

:rasta: I went to ProofOfIncome.com and was able to print out proof of income! Download thier free software and print paystubs, w2 or 1099 irs tax forms for any day, week or year! :rasta:

To make sure you are who you say you are, you're working where you say you're working or have worked, and if you're not paying your rent and bills, they need to know someone who can possibly tell them what the hell you're doing and where their money is.
