How To Lease Apartment Without Proof Of Income?



If you have a corp or LLC just set it up as a corporate rental.

If you dont have a corp yet, you can buy a two year old aged corp for less than $500.

It is very, very easy to get a nice Dunn and Beradstreet Paydex score, a corporate bank accounts, corporate credit references, etc. You will need to create a nice website with a two or three year old domain name as a backdrop for the company. Make sure you "backdate" some wordpress blog posts at least a year or more so it looks like you have been around for a while.

If you have a Delaware corp or other out of state entity just tell the landlord you are setting up a new local office and need a corporate rental for 12 months for yourself or another executive.

They will want to do a criminal background check on the primary resident, but the credit part is easy.
 
Ya, don't do the fraud. If the landlord decides to call to verify your employer, which can happen, your screwed. If you were approved already, they know where you live. = bad situation.
If you don't file, you should. They should be more willing to hire a successful small business owner than someone who has had a job for 1 year.
 
Since there seem to be a few people in the business of renting shit out around here, I have a question: How in the fuck can a felon rent a place?

I did some stupid shit like 7 years ago and got a felony and probation. I got popped for the stupidest shit (bought some 'very cheap' items from someone and re-sold them for a profit; items were stolen) and it is IMPOSSIBLE to find a place that doesn't do background checks!

On a related note, and maybe even more importantly (to me, anyways), HOW do you all do background checks? I've always wondered this. Do you just use one of the hundreds of online services to order the report? Is there some kind of elite real estate agent background check portal? What's the deal?!

Reason I ask is, if people use private background check services, I can get myself removed from their DB and then I should be good.

Then again, the application usually asks if you have been convicted of a felony, and lying on that would be fraud I'd assume, so I guess in hindsight, I'm fucked regardless.
 
Either 6 months advanced rent, or convince the landlord that you're a student and your father is paying your rent.
