Monetizing Website for Specific Apartment Building

I recently purchased an expired domain for an apartment building. The building is well known in the city and was recently purchased for several million dollars. Right now, I'm getting 30 to 40 visitors a day. About 30-40% of that is direct traffic.

Anyway, has anyone had experience with Rent.com or Apartments.com affiliate programs? Are there other ways aside from Adsense of monetizing this?

1. Collect leads, contact management office at apartment, and offer to sell said leads?
2. Tweak, tweak some more, than tweak more
3. Write white paper proving results about how awesome you are
4. Sell website optimization and lead generation service to apartments nation wide

Selling leads to the management office sounds like a good idea.

Don't limit yourself to just that apartment building, do some research and find apartments of similar quality, location and price and sell leads to those apartment buildings.
