Never looked for an investor offline before, any suggestions?

for an office just do a shared office plan from Regis or sub let a small office from a larger company. I know a lot of companies that sublet single rooms within their offices. Few hundred a month and you have a nice little office within a bigger companies set-up.

Kidding. Talk to your local credit union. You should be able to get 5-10k credit line and they wont rape you up the ass with fees and rates.
 
today's market, forget Angels, not gonna happen.

Unless 1. you have a patent on a product of some sort, 2. or prove that you have a cash cow on your hands. Since it doesn't look like you need that much, ask family or friends for a loan. Or if you really beleive in it, put it on your credit card, not hte best practice, but it's a worth a last resort.
 
Actually just left the bank, the loan officer loved the business model and plan. She is doing some paperwork, research and whatever else she needs to do, then giving me a call later in the evening.

It really helped to prove I have clients currently, and residual income from the clients. God bless receipts and client contracts.

Thanks for all the suggestions guys. I may just bite the bullet staying where I am without moving forward with office space. Building the business individually, ultimately getting back to my financial state I was in before I was irresponsible with my investments.
 
Sounds like you need a simple $10k credit line, not an investor. Just grab one from the bank, and if needed, have someone wealthy you know co-sign for you.
